Complete Management Service

Bath City Lets can provide a Complete Management Service which is aimed at busy Landlords who require a ‘Stress-Free’ and complete management solution for their rental property.

If you choose our Complete Management Service we will….

• Visit and provide a rental valuation of the Property
• Prepare a full colour property brochure with floor plans, photos and maps
• Market your Property using major websites, local press and other market information
• Manage and accompany all viewings
• Negotiate with prospective Tenants to maximise your rental income
• Use a reputable Credit Referencing Agency to reference the Tenants
• Prepare a comprehensive Tenancy Agreement setting out the rights and obligations of both parties including any special Terms that have been agreed
• Arrange a full Inventory to be prepared, which is essential for the proper conduct of your Property
• Provide a full Check In service for the Tenant to include a Welcome Pack which will contain appropriate information about the Property and neighbourhood
• Notify the utility companies and the local authority when the Tenant occupies your Property
• Prepare the Property for rental and ensure that it meets with current legislation and is in an acceptable condition prior to commencement of the Tenancy (additional charges may apply)
• Collect the first month's Rent together with the Deposit
• Pay your Rent over to you immediately electronically
• Send a monthly Statement of Account to you by email
• Conduct regular inspections of the Property and provide inspection reports
• Pay management fees to Superior Landlords (if applicable)
• Supply you with an Annual Account of Income and Expenditure for tax purposes
• Hold the 1.5 months rental Deposit paid by the Tenant as a Stakeholder
• Register the details of the Deposit with the Tenancy Deposit Scheme
• Arrange for a GAS SAFE engineer to check the gas appliances and installations and provide a Landlord’s Gas Safety Record
• Arrange to inspect the Property to ensure that there are sufficient Smoke Alarms and Carbon Monoxide Detectors
• Deal with day to day management matters on an ongoing basis, where necessary using qualified, trusted contractors

Fees

Letting, Renewal and Complete Management Service
12% plus VAT (14.4% inc VAT) of the monthly rent for the term of the tenancy, including any renewal

Inventory ‘Make’ & Check In Fee
Inventory company charges paid by the Landlord are based on a sliding scale dependent upon the size and content of the property and outbuildings

Approximately 10% + VAT (12% inc VAT) of the monthly rent, minimum fee of £200 + VAT (£240 inc VAT)

Deposit Scheme Registration Fee
£25 + VAT (£30 inc VAT) PA

Sale of Property Fee (including sales progression)
1% + VAT (1.2% inc VAT) of the agreed sale price

Tenant Introduction Service

The Tenant Introduction Service is provided for Landlords who require help in marketing their property and want to find the appropriate Tenants by means of a full credit and reference check, but would like to manage the property themselves once the new Tenants have moved in.

If you choose our Tenant Introduction Service we will….

60% + VAT (72% inc VAT) of the first month’s rent

£60 + VAT (£72 inc VAT) per hour, including travel costs)

Sale of Property Fee (including sales progression)
1% + VAT (1.2% inc VAT) of the agreed sale price)
